Director, Commercial Property Management

Position Summary:
The Director, Commercial Property Management is a senior leadership role responsible for the strategic and operational oversight of Westcorp's commercial property portfolio across Edmonton, Calgary, and Kelowna. Based at College Plaza in Edmonton, this position leads a team of 8 direct reports and requires proven expertise in financial management, operations, commercial leasing and team leadership. The ideal candidate will drive revenue growth through ensuring operational excellence, delivering exceptional tenant service, designing aggressive leasing programs and maintaining full regulatory compliance.

Key Responsibilities:
Strategic Leadership & Team Management
  • Lead and manage a team of 8 direct reports, including recruitment, performance management, training, and professional development
  • Create and maintain effective operational procedures, ensuring office goals are achieved and continuously streamlined
  • Assist asset management activities with new business development, revenue generation, and tenant services
Financial Management & Reporting
  • Prepare operating budgets; review monthly variances and prepare quarterly re-forecasts for all commercial properties
  • Prepare Net Effective Rate analyses, leasing reports, stacking plans, negotiation status updates, and monthly management reports for ownership
  • Manage accounts receivable/payable, approve invoices, ensure timely rent collection, minimize unapplied cash, and proceed with default remedies as required
Leasing & Marketing
  • Work with outside Brokers and VPAM to coordinate leasing programs for all commercial properties in Edmonton, Calgary, and Kelowna; set and achieve targets for new and renewal leasing
  • Facilitate marketing plans in conjunction with the internal Westcorp team and brokers, coordinate property tours, and maintain website content, including floor plans and site plans
  • Build and maintain strong broker relationships and stay updated on tenant expansion and renewal requirements
Lease Administration & Tenant Relations
  • Coordinate lease negotiations, renewals, and amendments; manage tenant improvement projects and ensure lease compliance
  • Maintain strong tenant relationships, conduct bi-annual CRM surveys, and ensure high tenant satisfaction and retention
  • Approve annual operating cost adjustments, pre-bills, and oversee implementation of EFT programs
Property Operations & Compliance
  • Conduct regular site inspections; oversee maintenance, repairs, and capital projects while managing contractor and vendor relationships
  • Implement and maintain policies for preventative maintenance, insurance risk management, and environmental risk management
  • Ensure all property records are accurate and current; ensure compliance with all local, provincial, and federal regulations
  • Follow Playbook policies and maintain continuing education requirements
Qualifications & Education:
  • Minimum 7-10 years of progressive commercial property management experience, with at least 3-5 years in a senior leadership or director-level role managing multi-tenant commercial properties
  • Bachelor's degree in Business Administration, Real Estate, Property Management, Accounting, Finance, or a related field is an asset
  • An Active Real Estate Council of Alberta (RECA) Property Management license is required
  • Certified Property Manager (CPM), Facilities Management Administrator (FMA), or Real Property Administrator (RPA) designation is an asset
  • Proven expertise in accounting and budgeting principles, including preparation of operating budgets, variance analysis, and financial forecasting
  • Yardi property management software knowledge is considered a strong asset
  • Demonstrated experience leading and developing teams, including selection, hiring, performance management, and succession planning
  • Experience in lease negotiation and administration
Required Skills and Abilities:
  • Leadership with proven ability to lead, develop, and manage teams
  • Advanced accounting and budgeting expertise, including operating budgets, capital budgets, variance analysis, Net Effective Rate calculations, and P&L management
  • Comprehensive knowledge of commercial leases, CAM reconciliations, lease negotiations, and tenant improvement coordination
  • Proven commercial leasing success, including setting and achieving targets, and broker relationship management
  • Expert proficiency with property management software (Yardi experience highly preferred), and advanced Excel skills
  • Exceptional negotiation, communication, and stakeholder management skills
  • Strategic thinking with the ability to analyze market trends and translate insights into actionable strategies
  • Strong organizational skills with the ability to manage multiple properties and priorities across diverse markets
  • Knowledge of Alberta commercial real estate legislation, RECA regulations, building codes, and risk management protocols
