Commercial Property Manager — Suburban Office & Industrial
Servis Realty Inc. | Edmonton, AB | In-office position
Full-time, permanent | Competitive salary based on experience and qualifications.
The opportunity
Servis Realty Inc. is seeking an experienced Commercial Property Manager to oversee the daily operations and long-term performance of a mixed office and industrial portfolio.
Reporting directly to the Broker, you will manage tenant relationships, coordinate property operations, contribute to financial planning, and support leasing and renewals. You will work with property owners, tenants, contractors, and accounting to keep properties well maintained, support occupancy, and resolve issues promptly.
This role suits someone who combines financial judgment with practical problem-solving—whether reviewing a budget variance, negotiating a renewal, or coordinating a building repair—and follows matters through to completion.
What you’ll do
Tenant relations and leasing
- Serve as the primary contact for tenant questions, concerns, outstanding balances, lease matters, and tenant improvements.
- Build responsive, professional relationships that support tenant satisfaction and retention.
- Prepare and coordinate lease and renewal documentation with property owners, tenants, prospective tenants, and brokers.
- Negotiate lease and renewal terms within approved authority.
- Maintain accurate lease records and track key dates, obligations, and renewal requirements.
- Support leasing activity to maintain occupancy.
Financial management
- Contribute to annual property budgets and forecasts, including future leasing assumptions for renewals, vacancies, rental rates, and anticipated leasing costs.
- Contribute to variance reporting, identify financial issues, and recommend corrective action.
- Manage tenant chargebacks, including supporting documentation, approvals, and coordination with accounting.
- Follow up on outstanding tenant balances with accounting and escalate issues as required.
- Review service proposals and contracts, monitor costs, and approve commitments within established authority.
Property operations and owner service
- Conduct regular site inspections, identify maintenance needs, and follow outstanding work through to completion.
- Coordinate contractors and service providers across HVAC, electrical, plumbing, cleaning, security, landscaping, and related services.
- Monitor contractor performance, work quality, and costs against owner requirements and approved budgets.
- Coordinate tenant improvements, operational improvements, and sustainability initiatives.
- Maintain accurate property records and provide timely reports and recommendations to the Broker.
- Keep property owners and tenants informed about significant issues and progress.
- Undertake related property management projects as required.
After-hours response
- Participate in shared after-hours coverage across the property management team, with the first available team member responding to incoming calls and alerts.
- Assess monitoring notifications and coordinate follow-up when required. Most incoming alerts originate from fire alarm monitoring systems.
What you bring
Required
- A minimum of three years of commercial property management experience, including direct responsibility for managing commercial properties. Residential-only or administrative experience does not meet this requirement.
- An active Alberta real estate licence in property management.
- Experience interpreting commercial leases and managing tenant relationships, renewals, and contractor services.
- Strong financial and analytical skills, including experience contributing to property budgets, leasing assumptions, and variance reporting.
- Proficiency in Microsoft Excel, Word, and Outlook, and Yardi or comparable property management software.
- Clear written and verbal communication, practical negotiation skills, and sound judgment.
- The ability to manage competing priorities, maintain accurate records, and follow through on commitments.
- The ability to work independently and collaborate effectively with owners, tenants, contractors, and colleagues.
- A valid driver’s licence and reliable access to a vehicle for property visits throughout Edmonton and the surrounding area.
Assets
- Experience managing office and industrial properties.
- A CPM or RPA designation, or progress toward either designation.
