Join Triovest, one of the largest privately-owned Canadian commercial real estate companies, as a Project Manager, Capital Projects in Edmonton. In this role, you will be accountable for CAPEX project delivery including the successful implementation and construction of Tenant Improvements (TI), Landlord Word (LLW), Capital Repairs (CAPEX), and Operations and Maintenance (OPEX) projects.
The successful candidate will have experience relating to the construction of office, industrial and retail projects including oversight of the project management life cycle, initiation, planning, monitoring, and execution. This role will collaborate with cross-functional teams, manage stakeholders, and employ strong leadership skills to drive projects from inception to delivery.
KEY RESPONSIBILITIES
- Lead the design, engineering, and construction phases of multiple projects, including Tenant Improvements (TI), Landlord Work (LLW), Capital Expenditure (CAPEX), and Operating Expense (OPEX) projects.
- Foster a culture of inclusive and proactive collaboration among various departments, including Operations, Property Management, Leasing, Asset Management, Accounting, and the CAPEX project delivery team.
- Ensure that project teams work seamlessly together to achieve project objectives and timelines.
- Strategically assess individual fee thresholds and align them with project budgets to maximize fee revenue opportunities.
- Identify opportunities for cost savings and value engineering while maintaining project quality.
- Mitigate project-related risks by optimizing project definition and planning.
- Implement risk assessment strategies to proactively address potential issues and challenges throughout the project lifecycle.
- Continuously improve service delivery to both internal and external clients by actively seeking feedback and implementing enhancements.
- Foster a culture of service excellence within the team, ensuring client satisfaction and loyalty.
- Ensure adherence to Triovest Procurement Policies in all aspects of project procurement, including vendor selection, bidding processes, and contract management.
- Maintain a high level of transparency and accountability in procurement practices.
- Collaborate on the development of comprehensive Property Condition Assessment Reports (PCAR) to inform long-term capital planning for the portfolio.
- Use PCAR findings to prioritize capital investments and maintain the asset's overall health and value.
- Assist in the preparation and submission of detailed monthly and quarterly financial reports for assigned projects.
- Provide clear project status reports that include key milestones, budgetary updates, and potential financial risks.
- Conduct timely reviews of potential lease requirements and prepare preliminary construction budgets and schedules in coordination with the Leasing team.
- Assist the Leasing team with any language requirements related to leasehold improvements within development projects.
- Collaborate with the Property Management team to review and provide comments on non-managed tenant construction drawings to ensure compliance with building standards and regulations.
- Facilitate smooth tenant improvement processes while safeguarding the landlord's interests.
QUALIFICATIONS & ATTRIBUTES
- Bachelor's degree in Construction Management, Real Estate, Civil Engineering, Architecture, or a related field.
- Certification as a Project Management Professional (PMP) is highly desirable.
- 5-7 years’ experience of project and/or construction management experience with an emphasis on the execution of commercial real estate projects.
- Experience in commercial real estate i.e. tenant improvements and base building projects including envelope repairs and upgrades, elevator modernization, electrical and mechanical types would be considered an asset.
- Strong understanding of construction processes, techniques, materials and regulations is crucial. Be well versed in various construction disciplines, from architecture and engineering to site operations in order to make informed decisions, understand technical challenges, and effectively communicate with project teams.
- Proven experience in budget management, financial analysis, and cost control within a real estate and construction context.
- Exceptional leadership and team management skills, with the ability to collaborate effectively with diverse stakeholders. Involving setting clear expectations, assigning tasks, motivating team members, and resolving conflicts throughout the project lifecycle.
- Proficiency in project management software and tools such as Microsoft Project or similar platforms.
- Understanding of all Canadian Construction Document Committee contract types and how they are administered. Specifically, CCDC2 Stipulated Sum, CCDC 5(a and b) Construction Management, and CCDC 14 Design Build.
- Must have a vehicle and valid driver’s license.
- Strong problem-solving abilities and the capacity to make critical decisions under pressure. Be able to adapt to changing circumstances, manage risks, and implement contingency plans by making timely decisions.
- Knowledge of sustainable building practices and trends in the commercial real estate industry.
- Strong interpersonal skills with an outstanding level of integrity to gain the trust and respect of internal and external stakeholders.
