Property Manager

The Opportunity  - Temporary Position

We are looking for a Property Manager or Assistant Property Manager ready to make the move to a PM to cover for a maternity leave with a minimum term of 12 months.  Working in a highly entrepreneurial and dynamic environment, reporting to the Senior Property Manager, the responsibility of this position includes but is not limited to:

  • Provide excellent tenant service, respond to tenant requests/problems in a timely and courteous manner
  • Foster and develop excellent tenant/client/support staff and contractor relations
  • Assist in the development and implementation of tenant retention plans
  • Implement property management policies and procedures
  • Asset management responsibilities
  • Provide facility management expertise (be familiar with all aspects of the building operations),
  • Coordinate vendor contracts and service agreements, ensuring terms are adhered to and issues are addressed
  • Ensure fulfillment of  landlord and tenant lease obligations
  • Act as direct tenant liaison to ensure that all tenant construction activity & landlord work are well-coordinated, organized & proactively managed & in fulfillment of lease obligations
  • Responsible for all relevant tenant communications
  • Ensure tenant and building files are maintained and up to date
  • Develop annual property budgets, manage tenant receivables
  • Assist with lease administration, track lease expirations, tenant insurance and assist with renewals
  • Assist in the leasing of properties,
  • Maintain property management reports as required
  • Site visits as required, showing of vacant bays to prospective tenants as required
  • Enforce the rules and regulations for each property
  • Be available for on call duties and emergencies when required
  • Able to provide confirmation of valid security clearance
  • Valid driver’s license/transportation

Job Specifications

Minimum 3 years managing a mixed portfolio of commercial properties (industrial, retail and office)

Degree or diploma in business administration, real estate or RPA/CPM designation

Experience with commercial/ industrial leases, service agreements and construction contracts

Experience with budgeting, forecasting, operation expenses and charges to tenants, rent collection and lease enforcement procedures

Proven organizational skills

Detail oriented with proven ability to solve problems

Strong verbal and written communication skills

Ability to develop and sustain cooperative working relationships

Strong working knowledge of MS Word, Outlook, and Excel

Strong Knowledge of Yardi Voyager

Working knowledge of Angus Anywhere

A real estate associate’s license is not required but would be considered an asset
