We are currently looking for a technically strong, highly service-oriented Building Operator to join our Kingsway team in Edmonton. Reporting directly to the Operations Supervisor, as a Building Operator you will be responsible for day-to-day building operations of the facility, ensuring that the facility is always maintained as a safe and comfortable environment.
As a member of this team, you will be responsible for:
Staying current on all physical building operations best practices, ensuring that operations are always carried out in a safe and efficient manner
Monitoring the day-to-day operations/repairs of the complex’s HVAC equipment (including pumps, motors, fans, Variable speed drives, compressors, etc.), Life Safety systems, building automation systems and lighting systems
Maintenance on all mechanical and life safety equipment including monthly, quarterly, and annual preventative maintenance tasks (Angus Systems)
Water treatment program, regular water tests and addition of chemicals
Preventative maintenance on all building and HVAC equipment including, but not limited to lamp replacement and mechanical/electrical room maintenance
Implementing improvements, alterations, upgrades, or replacement of equipment and/or systems integral to the building
Monitoring the building automation system to ensure tenant comfort and to ensure systems are running at maximum efficiency
Basic programming understanding, scheduling, and commanding of equipment
Timely responses/resolutions of all tenant requests logged through MRI Angus, and ensuring there is on-going communication with tenants regarding any mechanical/HVAC issues
Collaborating with Building Operations team members to troubleshoot and investigate issues related to building equipment, systems, and/or operating parameters to identify and implement solutions
Liaising with service providers and contractors
Reviewing and monitoring contracted work to ensure everything is being performed in safe manner, as well as compliant with building standards
Conduct continuous inspections for operation, aesthetics, risk management and environmental issues, reporting accordingly.
Provide support, technical expertise, and recommendations for operational improvements to Operations Manager
General maintenance and other duties as requested
On-call duty and shift work as scheduled
To succeed in this role, you:
Possess 2-5 years of experience in building operations and maintenance
Education: minimum high school diploma
ABSA Power Engineer Certificate – 5th Class or higher
Experience in building operations systems: HVAC, Electrical, Controls, Fire Alarm, Life Safety and BMS
Exceptional skills in communication, organization, customer service, interpersonal and time management
Have a demonstrated ability and willingness to learn, ie. continued professional development through recognized organizations such as BOMI, NAIT or similar
Embrace collaborative sharing of knowledge within a teamwork environment
Driven to achieve results and continuously striving to deliver the highest performance through creative thinking
The ability to work independently with minimal supervision and respond to emergency situations given appropriate training
Proficiency using Microsoft Teams, Outlook, Word, and Excel
Possess a valid driver's license
