JOB TITLE: BUILDING OPERATOR
REPORTS TO: Operations Manager, Dave Wiens
LOCATION: Enbridge Centre, Edmonton Alberta
ROLE OVERVIEW:
Responsible to operate and maintain all building equipment and systems in a manner ensuring all Hines quality standards, local and regional codes and industry best practices are upheld. Ensure that the tenants have a safe and comfortable work environment associated with a AAA building.
RESPONSIBILITIES:
- Participate in a rotating on-call schedule with other operations staff to handle after-hours calls, as required for the position.
- Respond to tenant service requests (such as heating/cooling calls), general maintenance calls and emergencies in a timely and professional manner.
- Perform daily rounds and log readings.
- Review and complete daily entries into engineer's log.
- Complete preventive/demand maintenance tasks on HVAC, plumbing, mechanical and life safety systems, and enter data and findings into the site work order tracking system.
- Analyze, modify and adjust operation of major building equipment using BMCS as conditions require.
- Ensure maximum energy efficiency of operating equipment by inspecting/operating/maintaining and repairing mechanical/electrical systems and equipment (including but not limited to boilers, chillers, air handling systems, pumps, life safety systems, etc.).
- Perform minor repairs: faucets; clear sinks, toilets and drains, sumps and replace pumps/motors; reset breakers, etc.
- Perform general maintenance including filter changes of air handling equipment
- Complete general mechanical and facility maintenance duties.
- Demonstrate a proficiency in the proper use of basic hand tools (e.g., socket sets, wrenches, pliers, screwdrivers, saws and hammers, etc.).
- Understand correct usage of power tools, drills, saws, grinders, and impact wrenches, etc.
- Demonstrate a proficiency in the correct usage of all personal safety equipment.
- Troubleshoot and repair building automation system. Bring any conditions requiring technical support to the attention of the supervisor.
- Ensure that mechanical rooms and all other work areas are kept in a safe, clean and organized state.
- Monitor work of contractors/external service providers to ensure adherence to company/industry standards.
- Participate in review of operating policies/procedures as required.
- Conduct chemical treatment testing on hydronic systems in accordance with Hines Standards, analyze water treatment reports and work with vendor to address any deviations from normal ranges.
- Work in compliance with Occupational Health and Safety Act and other applicable codes.
- Escalate unusual events/occurrences to supervisor.
- Support the appearance and safety of the property.
- Perform general building maintenance/repairs (e.g., lighting, door repairs. etc.).
- Assist other classifications/trades as required.
EXPERIENCE:
- Minimum 5 years in the operation and maintenance of facilities, preferably within a AAA office setting.
- Ability to communicate effectively in English (oral and written).
EDUCATION:
- High School graduation diploma
SKILLS/CERTIFICATIONS:
- Minimum 5th class Building Operator in good standing with ABSA
- Utilize standard testing/measuring tools to service/monitor basic building systems.
- Apply standard operating practices/established processes to perform duties.
- Make basic decisions within established procedures/practices.
- Provide input to operational decisions by identifying tenant/client/facility needs.
- Read and use all types of testing equipment, analog digital multi-meters, pressure and temperature indicating and recording devices, air flow measuring devices, and leak detection devices.
- Complete mandatory Hines training programs (annually).
- Create/implement personal development plan (MPACT) to identify skills required to move to next level.
- Good oral and written communication skills.
- Ability to perform duties with a customer service mindset.
- Ability to work collaboratively within a team environment to achieve the objectives of the site and maintain a high level of customer satisfaction.
- Demonstrate a proficiency in mathematical computations related to building operations for problem solving building comfort and operation issues.
WORKING CONDITIONS:
- Working in a variety of environments including but not limited to: Mechanical rooms, pump rooms, within tenanted office space, in parkade areas and other common areas of the building.
- Work requires utilizing tools/repairing systems that could cause physical injury if not handled/ operated following safety practices/procedures.
- Exposure to elements - majority of work indoors; some exposure to outdoor environment, some exposure to hot or cold conditions.
- Lifting requirements - maximum 50 lbs.
- Repetitive physical effort - the majority of work is non-repetitive.
- Elevated working conditions - use of ladders; scissor lift (training required), etc.
