Position Overview
ProCura Real Estate Services is searching for a Building Operator. The successful Building Operator carries out all repair and maintenance duties at the highest level of care, professionalism, and attention to detail, and ensures the delivery of a first-class building environment to all tenants. On call requirements will be asked of you on a sharing rotational basis.
Responsibilities
- Conduct daily property checks ensuring the property is maintained in a first-class manner.
- 5+ years of experience in building maintenance
- Overseeing preventative maintenance and repairs and maintenance of HVAC systems.
- Ensure fire life safety systems are operating effectively and to code.
- Identify and rectify any general maintenance issues including painting, housekeeping items such as sweeping, litter pick up, shoveling and pressure washing to maintain curb appeal of the properties.
- Respond to tenant service requests in timely manner.
- Liaise with tenants and contractors to maintain relationships
- Engage with third party contractors and obtain quotes in compliance with procurement practices and annual budget preparation.
- Coordinate contractor access and ensure all deficiencies are rectified.
- Assist with seasonal building requirements.
- Basic plumbing, lighting, electrical, elevating devices, roofing, carpentry, and miscellaneous repairs on site or overseeing of such unscheduled repairs, as necessary.
- Communicate and execute work procedures as set out by management.
- Participate in on-call rotation and be available to work after-hours, weekends for any site emergencies and/or unscheduled work.
- Demonstrate maintenance and repair skills
- Previous experience operation a BMS system a must
- Other assigned duties as required.
- Travel between properties as required.
Qualifications
- 5+ years experience plus previous relevant work experience.
- 5th Class Power Engineering Certification
- Responsible and self-motivated team player who has the ability to allocate their time effectively, manage tight deadlines and the ability to work under pressure
- Experience in residential multi-unit mid/high rise considered an asset.
- Proven knowledge of HVAC systems, plumbing, electrical, emergency systems and fire and life safety
- Ability to prioritize and schedule all work to meet deadlines
- Has an aptitude for technology use and applications
- Ability to work with minimal supervision
- Access to reliable transportation for frequent travel and must have Class 5 driver’s license
